Spring Farm
Cottage is a two bedroomed cottage. It is a single story dwelling
previously converted from an old milking parlour. Spring Farm
Cottage is attached at one end to the main house. |

Public
transport is very limited for the cottage. A Moorsbus runs from
the visitor centre at the top of Sutton bank between April and
October (approximately ˝ mile from the cottage). All year buses
run from Ampleforth (approximately 5 miles from the cottage) and
Sutton-under-Whitestonecliffe (approximately 3 miles from the
cottage). |

The nearest
train station is at Thirsk, one of our local market towns which is
7 miles away.

There is a
taxi service based in Thirsk and in Helmsley, also 7 miles away. |

Arrival and car-parking facilities |
|
There is
plenty of car parking for Spring Farm Cottage on the gravel drive
20m from the entrance door to the property. |
|
From the road
approaching Spring Farm Cottage, there is a sign saying ‘Spring
Farm, top of the track.’ Once on this track, there are signs for
Spring Farm Cottage. The cottage has a slate name sign next to the
front door. |

Main entrance
|
|
The main
entrance is from the door from gravel pathway. The key for this
door is issued to guests on arrival. The front door is 110cm wide
x 198cm high, hinged on the right. The keyhole is 97cm high. There
is one step up to the front door from the gravel pathway which is
15cm high and 126cm wide. The second step, which is the door
threshold, is 13cm high and is the width of the door. |

The front door
leads into the hallway. There is a door to the left giving access
to the sitting/dining room and the kitchen. The door measures 83cm
x 192cm. |

Sitting/dining room
|
|
The room has
oilfired underfloor heating and has a slate floor with a large
natural rug. |
|
The room is
lit by a single pendant light and two picture lights fixed to the
wall. There is also 1 table lamp. |

There is a Sky
HD widescreen TV with remote control and a separate DVD player. |
|
There is an
oblong dining table 114cm x
71cm
with four dining chairs
with seat cushions. |

Kitchen |
|
The entrance
to the kitchen, is from the sitting/dining room. It is an open
plan design, and the entrance measures 111cm wide. The kitchen
floorcovering is slate, and it is underfloor heated. |

The worktop
height is 91cm x 57cm deep. The worktop is in a L shape around the
room with a stainless steel single drainer with a mixer tap.
Crockery, drinking glasses and cutlery are provided in the wall
cupboards and under the worktop. There is a fire extinguisher and
a fire blanket situated above the sink. |

There is a
built-in electric cooker which stands 91cm high with 4 ceramic
hobs on the top. There is an extractor fan above the cooker. The
main oven door is hinged at the base and it is 36cm from the
kitchen floor to the cooker oven floor. A convection microwave
oven is also provided. There is a freestanding refrigerator with a
small freezer section. |

Under the
worktop to the right of the sink is an automatic washer dryer
machine. |

Halogen lights illuminate the kitchen. |

Passageway to bathroom and bedrooms (hallway) |
|
The hallway is
111cm wide. It has a slate floor covering with underfloor heating.
Halogen lights light the hallway and there is a smoke detector
fixed to the ceiling. |

Bedroom 1 |
|
The door into
this bedroom is 77cm wide x 193cm high and is hinged on the right.
The room is carpeted with a plain short pile carpet with
underfloor heating.. There is a 5 foot divan bed with 65cm of
space to the left of the bed and 65cm to the right. The largest
clear space in the room is 240cm x 282cm. |

The room is
lit by a single pendant light and there are 2 bedside lamps,
operated by touching their bases. |

Bedroom 2 |
|
The door into
this room is 77cm wide x 193cm high, hinged to the right. It has 2
divan beds both 3 foot wide. Bed 1 is 95cm from the wall. Distance
between beds is 51cm. Distance to the wall from the left of bed 2
is 34cm. |

The room is
lit by a single pendant light and there is 1 bedside lamp. The
floor covering is plain short pile carpet with underfloor heating. |

House bathroom |
|
Access door is
81cm wide x 190cm high and is hinged on the right. |
|
The bath is
69cm x 169 cm and the bath height is 63cm. There is a shower over
the bath with a glass shower door to the open side. Sink height is
86cm with individual hot and cold taps. |

Toilet seat
height is 45cm. Free space to the left of the toilet is 22cm and
on the right there is 28cm to the sink. Maximum free floor space
is 140cm x 158cm. There is a wall mounted towel rail and an
extractor fan. |

Floor covering
is ceramic tiles with underfloor heating. Halogen lights light the
bathroom. |

Outdoor area |
|
A gravel
pathway leads up to the cottage. The garden area measures 13m x
10m, it is a lawned open area, with terracotta pots containing
shrubs and flowers, two cherry trees are planted in the lawn.
There is a gravelled area where garden furniture is provided. |

There is a
front loading washer dryer machine in the kitchen. |

A lever arch
file is kept in the property with information leaflets on local
shops, restaurants, inns and things to do in the area. |
|
There is no
smoking in the cottage and we do not accept pets. |
